Close to Boston Common and the Greenway… and in the center of downtown… Winthrop Center is the newest and most prominent among only a handful of downtown projects. With walkable access to the adjacent cultural district and the most vibrant parts of the city, no location in Boston will do more to attract, invigorate and inspire world-class talent. 

And Winthrop’s location at the heart of Boston’s public transit network, just steps from South Station, means employers can draw from the widest possible radius.  

SUPER: THE OFFICES

The offices at Winthrop Center will surpass LEED Platinum certification to achieve Passive House Certification—an even more rigorous international standard. Winthrop will become the largest Passive House office project in the world, boasting a level of construction precision that will set a new standard for efficiency and comfort in a modern office building and result in 65% less energy usage than the Boston average. 

The unique T-shaped floor plate will create a completely new user experience that emphasizes natural light and fresh air. 95% of all work space will be within 35 feet of a window. Generous 12-foot ceiling height and unobstructed sight lines mean employees will have the unlimited capacity think big…and think beyond. 

SUPER: WORK/PLAY

For the exclusive use of office workers and their guests, Winthrop Center’s 35,000 sq. ft. common area will become a central part of their daily lives. This sprawling space will include a world-class Fitness Center and other top-tier amenities to keep employees connected, fit and well. 
Winthrop Center will be Well Gold and Wired Platinum certified, setting the highest standard for enterprise connectivity, employee wellness and air quality. Thanks to a 30% increase in fresh air, Winthrop employees will enjoy more energy, productivity and mental clarity, as recent studies show fresh air delivers superior cognitive performance.

And, in partnership with MIT professors at the Urban Metabolism Group, Winthrop Center will be powered by connexIQ, a first-of-its-kind platform allowing users to engage with the building on a deep and personal level. connexIQ will measure their impact on the environment and transform how they live… work…stay well and stay connected in a 21st century environment.

And to ensure this is a place for all of Boston, a multi-floor public gathering space and thruway, the first-floor Connector, will be the living heart of the building, designed to resonate on a lasting emotional level with everyone who interacts with it. In ways large and small, this next-generation space will educate, entertain and inspire, seven days a week, by spotlighting the very best minds, music, culture and technology Boston has to offer.

With Winthrop Center, once we committed to thinking beyond, we had a challenge on our hands. We had to create our own roadmap…and dream big.

Doing the right thing meant going all in. Even if it had never been done before. Especially if it had never been done before.

The answer became clear: Passive House.

The quest begins, to build the largest Passive House project in the world.

In Winthrop Center’s quest to create something against which all future office buildings would be measured, we went right to the birthplace of the Passive House movement: the science and technology capital of Germany.

The culmination of this journey was to dig in with the Passive House team in Darmstadt. After all, this was their baby…their passion. They’d have to completely reimagine Passive House standards for an office building of this size and scale. Would they embrace the idea?

Passive House certification specifies a process that is simple but elegant: build a high-performance envelope to create an airtight seal so the energy footprint from the mechanical systems are immediately—and dramatically—reduced by the façade. The best part is,you achieve the healthiest, most comfortable interior office climate, year-round.

But with Boston’s unpredictable weather, it’s a challenge to achieve year-round thermal comfort using predominantly passive heat sources. And this will be three-quarters-of-a-millionsquare feetof office space.

SUPER:

Nobody has ever built a Passive House office building this big.

So now, there was one more thing to consider back in Boston: the cost.

How does an object go from being useful to being a work of art? 

(MEANINGFUL PAUSE)

Often, when an object is useful, it isn’t very artful. Or if it’s artful, you can look at it…admire it…covet it. But you don’t want to use it, for fear of breaking its beauty.

CHRISTOPHER ON CAMERA:

I believe art wants to be useful. That it’s even more special when it can be loved as art…and also as a useful tool. The only way I want to make art is to make sure it serves both a basic utilitarian need…and also a basic human desire for order, balance and beauty. I strive to serve both needs, at the highest level.

CHRISTOPHER VO:

This passion to create is something I’ve always felt in my bones.  The heft of a cut of wood. The hum of a workshop. The smell of sawdust. These things have always reverberated inside me. I was raised in London by a family of builders, surrounded by the conversations of working craftsmen. I learned there’s nothing more noble than to be a builder of beautiful things.

(PAUSE)

For me, the process begins by understanding what the client thinks they want…and then going beyond what they ever dreamed possible.  Finding artistry in the grain. In the texture. In the inherent strength and fortitude of the very best raw materials in the world.  

I also know that there are special places on earth where art wants to be born. I believe I’ve found one of those places. You’d have a hard time locating this place on a map. But here in the woods of rural America, with craftsmen who share my love of building art, we live out a simple motto:

Think beyond.

Don’t cut corners.

Use the best materials.

Reject it if it’s not perfect.

CHRISTOPHER ON CAMERA:

These words aren’t carved into any of the cabinets we make, but they may as well be. My love for music, going back to my days as a musician, gives my work a sense of rhythm--and all of us here understand that, intuitively.  In the end, I hope you can sense true order and harmony in the finished pieces. 

CHRISTOPHER VO:

We aspire to make each piece like no other. Not only as a testament to our craft, but to the vision of the person who will ultimately own it.

Little by little, with every passing day, the piece becomes more functional to its owner and the artistry becomes more undeniable. It’s there in the details. In the touch. In the way it feels like a symphony of both art and utility, in perfect balance.

CHRISTOPHER ON CAMERA:

I love that moment. Maybe it takes a day. Maybe a week. But there’s always--always-- a moment when a client suddenly goes from seeing my work as simply a beautiful amenity to seeing that, my god, it’s a true work of art. That moment…that’s why I build what I build. (SMILE)
