Here in downtown Boston, a new business renaissance is reshaping the city, fueled by the region’s world-class academic powerhouses.  

Close to Boston Common and the Greenway… and in the center of downtown… Winthrop Center is the newest and most prominent among only a handful of downtown projects. With walkable access to the adjacent cultural district and the most vibrant parts of the city, no location in Boston will do more to attract, invigorate and inspire world-class talent. 

And Winthrop’s location at the heart of Boston’s public transit network, just steps from South Station, means employers can draw from the widest possible radius.

The offices at Winthrop Center will surpass LEED Platinum certification to achieve Passive House Certification—an even more rigorous international standard. Winthrop will become the largest Passive House office project in the world, boasting a level of construction precision that will set a new standard for efficiency and comfort in a modern office building and result in 65% less energy usage than the Boston average. 

The unique T-shaped floor plate will create a completely new user experience that emphasizes natural light and fresh air. 95% of all work space will be within 35 feet of a window. Generous 12-foot ceiling height and unobstructed sight lines mean employees will have the unlimited capacity think big…and think beyond. 

SUPER: WORK/PLAY

For the exclusive use of office workers and their guests, Winthrop Center’s 35,000 sq. ft. common area will become a central part of their daily lives. This sprawling space will include a world-class Fitness Center and other top-tier amenities to keep employees connected, fit and well. 
Winthrop Center will be Well Gold and Wired Platinum certified, setting the highest standard for enterprise connectivity, employee wellness and air quality. Thanks to a 30% increase in fresh air, Winthrop employees will enjoy more energy, productivity and mental clarity, as recent studies show fresh air delivers superior cognitive performance.

And, in partnership with MIT professors at the Urban Metabolism Group, Winthrop Center will be powered by connexIQ, a first-of-its-kind platform allowing users to engage with the building on a deep and personal level. connexIQ will measure their impact on the environment and transform how they live… work…stay well and stay connected in a 21st century environment.

And to ensure this is a place for all of Boston, a multi-floor public gathering space and thruway, the first-floor Connector, will be the living heart of the building, designed to resonate on a lasting emotional level with everyone who interacts with it. In ways large and small, this next-generation space will educate, entertain and inspire, seven days a week, by spotlighting the very best minds, music, culture and technology Boston has to offer.
